Sosúa real estate suits a buyer who wants a real town, not a resort: a horseshoe bay protected by coral, restaurants and shops within walking distance, an international school, and an international airport about ten minutes away with direct flights from Miami and New York. Where to buy in Sosúa
- El Batey: the center, east of the bay, with condos and apartments within walking distance of Playa Alicia, restaurants and services; the easiest to rent by the night or by the month.
- Los Charamicos: west of the bay, denser and more local, with lower prices and a livelier street life; buy here only after seeing the block at night.
- Sosúa Ocean Village: a gated community of more than 160 acres at kilometer 2 of the Sosúa–Cabarete road, with villas, condos, lots, water parks and courts; recent listings show association fees of about US$340 to US$370 a month.
- Casa Linda: a gated villa community off the Sosúa–Cabarete road, with resort-style amenities and 24-hour security; recent villa listings run from about US$300,000 to US$560,000.
- Residencial Hispaniola: a gated community of more than 100 acres close to the center, with over 200 villas of two to four bedrooms.
- Perla Marina: a beachfront gated community between Sosúa and Cabarete, with villas, townhouses and lots.
Getting there from Florida
Gregorio Luperón International Airport (POP) sits inside the municipality of Sosúa, about 8 kilometers and ten to fifteen minutes from town. It has direct flights from Miami, New York (JFK), Newark and Atlanta; the Miami route alone carried more than 158,000 passengers in 2024. Puerto Plata city is about 25 kilometers away and Cabarete 10 to 15 minutes east. For a Florida owner, that is a short flight and a short taxi ride.
What homes, villas and condos cost in Sosúa
These are asking prices, not closing prices, published by local brokers in September and October 2026. CENTURY 21 Perdomo put the median Sosúa condo at about US$175,000, roughly US$2,100 per square meter, against US$285,000 in Cabarete. DRListings, with 623 Sosúa properties listed, showed medians of US$285,000 for condos, US$399,500 for villas and US$299,000 for land. The gap between the two sources shows why a median means little here: an older studio in El Batey and a new ocean-view condo share the same town. Entry-level condos start well under US$100,000, and villas in gated communities usually sit between US$300,000 and US$550,000. I send you real listings in your range, with their association fees.
A town with history: the Jewish settlement of 1940
Sosúa is what it is because of the 1938 Évian Conference: of the 32 countries present, the Dominican Republic was the only one that offered to take in up to 100,000 Jewish refugees. In 1940 the Dominican Republic Settlement Association bought 26,000 acres of a former banana plantation, and several hundred settlers founded the dairy and meat business still known as Productos Sosúa. The synagogue and the Jewish museum stand in El Batey, and in August 2026 the government announced funding for a new museum building. That history explains the town’s international character, decades before the resorts arrived.
Who rents in Sosúa, and when
Demand is steadier through the year than in Cabarete: winter visitors from North America and Europe from December to March, and remote workers and snowbirds who rent for three to six months. Cabarete, ten minutes away, depends more on the wind season and younger tourists. If you will rent, the condominium bylaws decide whether you can do it by the night, and a gated community with backup power is what most long-stay tenants ask for.
Services, power and schools
Sosúa has supermarkets, banks, fiber internet from Claro and Altice, and Starlink coverage. There is no public hospital in town yet: a 44-bed trauma hospital has been under construction since September 2023, and residents use private clinics in Sosúa and Cabarete and the larger medical centers in Puerto Plata, about 30 minutes away. Power outages still happen in parts of town, which is why gated communities include a backup plant in their fees. The International School of Sosúa teaches from early childhood to 12th grade with a U.S. and Dominican curriculum, a deciding factor for families who move here.
Titles in Sosúa: the check that matters most
Sosúa has some of the oldest titles on the North Coast, and many lots still come from larger parcels. Under Law 108-05, a property must be surveyed and registered as an individual parcel before it can be sold or mortgaged, and that survey can take a year and a half or more. A court case in Sosúa even ended with an order to demolish a seven-story building raised on an irregular survey. Before any deposit, the attorney confirms the certificate of title, the survey and the absence of liens. Near the sea, the first 60 meters from the high-tide line are public coastal domain, and no owner can block access to the beach.
Closing costs and taxes when you buy in Sosúa
Plan for closing costs of roughly 4% to 5% of the price: the 3% transfer tax, legal fees of about 1% to 1.5%, and notary and registry fees. The transfer tax does not apply when you buy directly from the developer of a project approved under the CONFOTUR law; a resale always pays it. After closing, the annual property tax (IPI) is 1% of the assessed value of your Dominican real estate above an exempt amount, RD$10,695,494 for 2026. Can a U.S. citizen buy property in Sosúa?
Yes. Foreigners can own property in the Dominican Republic in their own name, with the same rights as a Dominican citizen and no residency or company required. A local attorney must verify the title and the contract before any deposit.

Is Sosúa safe?
The Dominican Republic’s homicide rate was 8.0 per 100,000 people from January to October 2025, and Puerto Plata is among the provinces with a single-digit rate; the U.S. State Department rates the country at Level 2, “exercise increased caution.” Part of the nightlife in El Batey and Los Charamicos has had a poor reputation, and since 2025 a public and private plan has been repositioning Sosúa toward family tourism and cruise visitors. Choose the street and the community after a visit, by day and by night.
Are there gated communities in Sosúa?
Yes. Sosúa Ocean Village, Casa Linda, Residencial Hispaniola and Perla Marina are the best known, with 24-hour security, amenities and association fees. They are the usual choice for buyers who will be away part of the year.
