The advantage of managing properties I helped buy is that I know their history, their association and their market. The advantage for you is a single point of contact for everything: purchase, rental, maintenance and, when the time comes, sale.

How I screen tenants

Identity, credit history, income, employment, references from previous landlords and background checks, applied with the same criteria to every applicant and in compliance with fair housing laws. A good tenant is worth more than slightly higher rent: they pay on time, take care of the property and stay.

  • Deposit of the rent collected, with a breakdown of deductions.
  • Income and expense report with invoices for every job.

Maintenance and emergencies

I work with trusted vendors for plumbing, electrical, air conditioning and landscaping, with estimates you approve before each job except emergencies, for which we set an agreed limit. The tenant has one number to call, and you do not get calls at midnight.

When selling beats renting

When net income does not justify the capital tied up, when the property needs major repairs, or when the market offers a price that will not return soon. Because I manage and sell, I tell you with numbers what the best decision is at each moment, with no interest in keeping you renting.

It is agreed in writing according to the property and the scope of service. I present a clear proposal before we begin.

Do you manage vacation rentals?

In South Florida, yes, where local regulations allow it. In the Dominican Republic I coordinate management with trusted local operators.

Can I switch managers if I already have one?

Yes. We review your current agreement and plan the transition without interrupting the rent.

What happens if the tenant does not pay?

We act immediately with the notices Florida law requires and, if needed, coordinate the eviction process with an attorney. Rigorous screening reduces the risk; the protocol contains it when it happens.

Do you manage properties I did not buy with you?

Yes. We review the property’s condition, the current lease and the association documents, and plan the transition.
