What exclusive seller representation means
I work under an exclusive right-to-sell listing agreement. For its term I am the only professional authorized to represent your property: one pricing strategy, one marketing plan, one point of contact for every buyer and one person directly accountable for the outcome. I do not represent the buyer in your transaction; my duty is to you.
That model lets me invest fully in every property: professional photography, home preparation, MLS and RE/MAX network exposure and personal follow-up on every showing.

What a seller should know before listing in Florida
Buyers arrive with an agent, an inspector and often an attorney. Their insurer will ask about roof age, the four-point inspection and wind mitigation; their lender will ask about association reserves if it is a condo. Having those answers before the first showing avoids renegotiation after the inspection.
Commission is agreed in writing before listing and is negotiable; no law or association sets it. I explain what mine includes and what you receive for it.
What it costs to sell a house in Florida
Beyond the commission, which is agreed in writing and negotiable, a Florida seller usually pays the documentary stamp tax on the deed, the prorated share of property taxes to the closing date, the association estoppel letter when there is an HOA or condo and, depending on county custom, part of the title costs. Before listing I give you a net sheet: what you keep after each item, not just the sale price.
How long it takes: the three phases
- Preparation: one to three weeks for repairs with a return, professional photography and association documents.
- Marketing: from the MLS launch to an accepted offer, with managed showings and follow-up on every buyer.
- Contract to closing: typically thirty to forty-five days with financing, less for cash, with inspection, appraisal and title in between.
Mistakes that cost sellers money
- Listing overpriced and cutting later: buyers see it and offer less.
- Phone photos and an unprepared home: the first showing happens on a screen.
- Not having association documents ready: it delays or breaks the closing.
- Taking the highest offer without reading its contingencies and timeline.
- Negotiating the inspection without judgment: fixing everything or nothing are both wrong.

It is the agreement by which a homeowner entrusts the marketing of a property to one agent for a set term. In return, that agent takes full responsibility for the process: pricing strategy, marketing, showings, negotiation and closing.
Can I sell my house in Florida without a realtor?
It is legal. The difference is who runs the process and who negotiates: the buyer usually arrives with an agent, an inspector and an attorney. With exclusive representation, the other side does not negotiate with an advantage.
