Where to buy inside Cap Cana

  • Caletón: four- and five-bedroom villas and lots near Caletón beach, with homes under construction; recent listings run from about US$300,000 to US$1.6 million.
  • Green Village: bungalow-style villas of two to four bedrooms listed at about US$625,000 to US$800,000, and condos of one to three bedrooms from about US$394,000 to US$515,000.
  • Las Iguanas: lots and villas along the new Jack Nicklaus golf course; nine holes are open and the full course is expected in 2027.
  • Marina Cap Cana: condos and penthouses in Marina Garden, Villas Marina and Fundadores, around a marina with more than 150 slips for yachts of up to 250 feet.
  • Punta Espada and Punta Palmera: four-story condos between the golf course and the sea, from studios to three bedrooms, and The Residences at St. Regis, from about US$1 million.
  • Juanillo: the best-known beach in Cap Cana and the new Juanillo Village, a phased pre-construction plan announced in January 2024 with about 1,000 units, boutique hotels and condo-hotels.
  • Ciudad Las Canas: condos and townhouses at lower prices; confirm whether a given project sits inside the main gate before you compare it with the rest of Cap Cana.

What villas and condos cost in Cap Cana

DRListings showed 219 Cap Cana listings in October 2026, with a median asking price of about US$397,000 for condos and US$755,000 for villas; in April the villa median was US$1.1 million, which shows how much it moves with the listings of the moment. The top of the market goes much higher: The Residences at St. Regis start at about US$1 million, and pre-construction villas in Punta Espada and Las Iguanas are offered in the millions. These are asking prices, not closing prices; I send you real listings in your range, with each community’s fees.

Golf, marina, beaches and hotels

Punta Espada, a Jack Nicklaus Signature course opened in 2006 with eight holes along the sea, ranked third in Mexico, the Caribbean and Central America in Golfweek’s 2025 list, after ranking first in 2020 and 2022. Las Iguanas, also by Nicklaus, has nine holes open. The marina has more than 150 slips, Juanillo is the community’s best-known beach, and Scape Park, with the Hoyo Azul cenote, is inside the gates. The hotels include the St. Regis, opened in 2025, Eden Roc, Sanctuary, Hyatt Ziva and Zilara, Secrets and TRS. For families, Cap Cana Heritage School teaches a U.S. curriculum with Advanced Placement courses.

Getting there from Florida

Cap Cana is 10 to 15 minutes from Punta Cana International Airport (PUJ), the busiest in the country, with direct flights from Miami (American and Arajet), Fort Lauderdale (JetBlue), New York JFK (JetBlue, American and Delta) and Newark (United and Arajet). For a Florida owner, the trip from door to door fits in an afternoon.

What it costs to own in Cap Cana

Fees come in layers: Cap Cana’s general fee, the fee of your project, and services such as garbage collection. In recent listings, a villa in Las Iguanas showed a general fee of about US$32 per room, plus a residential fee of US$180 to US$250 and US$40 for garbage, while new condos estimated about US$2.50 per square meter a month. There is no official public fee schedule, so ask in writing for the budget approved at the owners’ assembly before you make an offer. Then add electricity, staff, pool and garden, insurance and, if you rent, management.

Renting in Cap Cana

There are no public rental rules for all of Cap Cana; each project’s bylaws decide. Guests are registered at the gate in advance, with a passport and a QR code. High-end rental works with professional management and the right project; in a condo-hotel, the operator’s contract sets your own use and your income. The national short-term rental registry was still a draft in July 2026, so we review the rules again before you buy.

What to check before you buy in Cap Cana

Cap Cana has a record worth knowing. The developer restructured its bonds in 2009 and more than US$364 million of debt in 2018. The Trump Farallón lots launched in 2007 stalled and ended in a lawsuit settled in 2013, and some buyers said they lost money. Pre-construction deadlines slip: Las Iguanas was due in 2024 and now targets 2027. In 2018 the tourism ministry allowed towers of up to 22 stories where the limit had been five, which can change a view. And no beach is private: the first 60 meters from the high-tide line are public domain. None of this is a reason not to buy; it is the reason to verify the title, the project’s permits, its CONFOTUR resolution and the developer’s delivered work.

Closing costs, taxes and CONFOTUR in Cap Cana

Plan for closing costs of roughly 4% to 5% of the price: the 3% transfer tax, legal fees of about 1% to 1.5%, and notary and registry fees. Many new projects in Cap Cana advertise CONFOTUR; the St. Regis Cap Cana Resort & Residences, for example, received its final classification in December 2020. Ask for each project’s resolution number: the exemption applies only to the first buyer who buys from the developer, and a resale always pays the transfer tax. After closing, the annual property tax (IPI) is 1% of the assessed value of your Dominican real estate above an exempt amount, RD$10,695,494 for 2026.   • The title or, in pre-construction, the project’s land title and permits, verified by a local attorney.
  • The CONFOTUR resolution number, if the price depends on it.
  • Every fee layer in writing: Cap Cana, the project and services.
  • Delivery dates with penalties, and the developer’s delivered work.

Can a U.S. citizen buy property in Cap Cana?

Yes. Foreigners can own property in the Dominican Republic in their own name, with the same rights as a Dominican citizen and no residency or company required. A local attorney must verify the title and the contract before any deposit.

How far is Cap Cana from the airport?

Is Cap Cana the same as Punta Cana?

Are the beaches in Cap Cana private?

No beach in the Dominican Republic is legally private: the first 60 meters from the high-tide line are public domain, and the Constitutional Court has ruled that access cannot be blocked. Cap Cana controls the entrance to its community, and visitors register at the gate.

Can I rent my villa or condo in Cap Cana?
