Punta Cana real estate: homes, condos and villas for sale, bought from Florida with someone who knows both shores

Punta Cana real estate offers the most new villas in the country, the most direct flights from Miami and the strongest vacation-rental demand. It is also where buying badly is easiest: pre-construction projects without clear title, promised returns without a contract and prices set for tourists. My job is to make sure you buy with your eyes open.

Beachfront villa in Punta Cana with an infinity pool and white-sand beach

Where to look according to what you want

Cap Cana and Punta Cana Village to live in or as a serviced second home; Bávaro, Cocotal and Vista Cana to invest in vacation rentals; Macao and the beachfront projects for those who want the view above all. Each area has its buyer and its return; I tell you which fits you.

How buying from the United States works

A foreigner can buy in their own name. The process runs through a local attorney who verifies the certificate of title, the absence of liens and the contract with the developer, and through payment of the transfer tax when the property is registered. I coordinate it with professionals I already know.

Vacation-rental income and CONFOTUR

Some projects approved under the CONFOTUR law offer temporary tax exemptions; others do not. Before counting on them, it is verified project by project with the developer and the attorney. Rental income is evaluated with the area’s real occupancy and rates, not the brochure projection.

How to buy well in Punta Cana

  • Verified individual title and a developer with delivered projects.
  • A contract with clear deadlines, penalties and deliverables.
  • Rental analysis with area data, not brochure data.
  • An in-person or video visit before deciding.

Pre-construction or completed

A pre-construction project offers a lower entry price and a payment plan during the build, in exchange for the risk of delays and a contract that must be read closely: milestones, penalties, guarantees and what happens if the developer defaults. A completed property costs more and removes that risk; it also lets you see the real rental income it produces. I show you both options with their numbers.

What it costs to maintain a villa in Punta Cana

Community and security fees, pool and garden, electricity (air conditioning is the big line item), internet, insurance and a maintenance allowance for the tropical climate. If you rent, add management and cleaning. We budget everything before buying so the return is net, not brochure.

Airport and logistics from Florida

Punta Cana International Airport receives direct flights from Miami and Fort Lauderdale in under three hours, which makes a villa here a realistic second home for a Florida owner: a long weekend, no connections.

Condos for sale in Punta Cana: under $100k, under $200k and beachfront

The condo market splits by budget more than by name. Under US$100,000, what is advertised is mostly small units in pre-construction projects away from the beach, in areas such as Verón or farther out: check the developer’s delivered work and whether the bylaws allow nightly rental. Between US$100,000 and US$200,000 there are one- and two-bedroom condos in established Bávaro, White Sands and Vista Cana communities, usually close to services rather than on the sand. Beachfront condos in Los Corales, Cortecito, Cap Cana or Uvero Alto cost more and rent better, and the premium only pays back with professional management. I send you real listings in each bracket, with their association fees and rental rules.

Land for sale in Punta Cana

Lots are sold inside gated communities, with rules, services and a construction code, or outside them, where the price is lower and the checks are yours: an individual, surveyed title, legal access, water, power and permits. Inside Cap Cana, Punta Cana Village or Vista Cana, the community sets what you can build; outside, the attorney and an engineer confirm it before any deposit.

Bávaro, Cap Cana, Vista Cana, Punta Cana Village and Macao

  • Bávaro, Los Corales and Cortecito: the beach strip with the most condos and the strongest short-term rental demand.
  • Cap Cana: a private gated development with a marina, championship golf and the highest prices in the area.
  • Vista Cana: a master-planned community inland, with a lagoon, golf and condos and villas at middle prices, popular with buyers who combine personal use and rent.
  • Punta Cana Village: a residential community next to the airport, with schools, shops and restaurants; the choice of families and year-round residents.
  • Macao and Uvero Alto: quieter beaches north of Bávaro, with newer beachfront projects and fewer services.

Frequently asked questions

Can a U.S. citizen buy a villa in Punta Cana?

Yes, with the same ownership rights as a Dominican citizen, with no residency or corporation required.

Is it safe to invest in Punta Cana?

It is as safe as the property’s title and the contract you sign. Safe purchases: clean title, a developer with delivered work and a reviewed contract. Risky purchases: verbal promises of return and projects without individual title.

What taxes are paid when buying in the Dominican Republic?

The main one is the real estate transfer tax, paid when the property is registered in your name, plus legal fees. Exact figures and possible exemptions are confirmed with the attorney before closing.

Are Cap Cana and Punta Cana the same?

No. Cap Cana is a private development with a marina and golf within the Punta Cana area, with its own prices and services. I work in both.

Which Punta Cana area rents best?

It depends on the guest: Bávaro and Cocotal for volume vacation rental; Cap Cana for high-end rent with services; Vista Cana for buyers combining personal use and rent. We evaluate it with real occupancy data.

Can I see several villas in one trip?

Yes. I arrange a showing schedule by area over one or two days, with confirmed developers and owners, so the trip is productive.
