How it works

Complete the form with your address and a phone number. I call to understand your situation and timeline, visit the property or walk it with you on video, and within days present the analysis with the numbers and the strategy. There is no obligation to list with me: the valuation is a tool for making a good decision.

Why the list price decides everything

A property that comes to market overpriced stalls, accumulates days on market and ends up selling for less than it would have with the right price from day one. A well-priced, well-presented property creates competition among buyers. My job is to put you in the second case.

What separates a comparative market analysis from an online estimate

Online estimators work with zip-code averages and public data that cannot tell a remodeled kitchen from an original one, a new roof from a twenty-year-old one, or a pool from a dirt yard. A comparative market analysis starts from closed sales in your community and adjusts each for square footage, lot, condition, upgrades, association and exact location. The result is not a magic number: it is a range you can defend to any buyer and to their lender’s appraiser.

  • The recommended list price: the one that produces showings and offers from the first week.
  • The minimum acceptable price: the one that protects your net result and shapes the negotiation.

What do I need to send for the valuation?

The address, a phone number and, if available, recent photographs and renovation documents. The rest I obtain from public records and the MLS.

Does the valuation work for an estate or a divorce?

It works as a market reference. Legal proceedings may require a formal appraisal by a certified appraiser; I tell you when that is needed.
