Samaná real estate is a different market from Punta Cana: fewer mega-resorts, more nature, a marina of its own and buyers who want to truly live by the sea or come back every year. Las Terrenas is the international beach town and has most of the inventory; Puerto Bahía is the gated marina community on the bay; Las Galeras and El Limón are the quiet end of the peninsula. I help you choose the area, verify the title and buy from Florida with your eyes open.

## Las Terrenas, Cosón and Playa Bonita: villas and condos steps from the beach

Las Terrenas combines light-sand beaches steps from town, an established international community, restaurants and services, and an inventory that runs from two-bedroom condos to villas with sea views. Playa Bonita and Cosón concentrate the villas and higher-end projects; the center and Playa Las Ballenas, the condos within walking distance of town. It is the Samaná area with the most rental demand year-round, peaking from January to March, when the whales arrive. I cover it in detail on my [Las Terrenas real estate](https://ilkaniabaezrealestate.com/dominican-republic-real-estate/las-terrenas-real-estate) page.

## Puerto Bahía and Santa Bárbara de Samaná: the marina and the bay

Puerto Bahía is the gated community on the north shore of Samaná Bay, minutes from the town of Santa Bárbara de Samaná: villas, townhouses and condos around a hotel, a full-service marina and a beach club with an infinity pool. It suits buyers who want resort services and security with the bay in front of them; dues and rental rules are set by the community’s bylaws. Right now I list a [furnished two-bedroom villa with a private pool at Puerto Bahía for US$435,900](https://ilkaniabaezrealestate.com/dominican-republic-real-estate/samana-real-estate/puerto-bahia-villa-for-sale).

Santa Bárbara itself is town life on the water: the malecón, shops and services, restaurants and the boats that leave for Cayo Levantado and the whale-watching tours.

## Las Galeras and El Limón: nature, land and quiet

Las Galeras, at the eastern tip of the peninsula, is a small village close to beaches such as Playa Rincón and Playa Frontón, with villas on the hills and few large projects. El Limón, on the road between Las Terrenas and Santa Bárbara, is waterfall and farm country, with view lots and homes on larger plots. Both are for buyers who value space and calm over walking to restaurants; outside a development, confirm road access, water and power before you make an offer.

## What you can buy in Samaná

- Condos and apartments, mostly in Las Terrenas and Puerto Bahía: the easiest to rent out and to resell.
- Villas with a private pool in Cosón, Playa Bonita, Puerto Bahía and the hills around Las Galeras.
- Land with sea or mountain views above Las Terrenas, in El Limón and around Las Galeras, to build a home or a small rental project.
- Homes inside gated communities, with services, security and community rules.

## Getting there

El Catey airport connects the peninsula with international flights, and the highway links it to Santo Domingo. For a buyer living in Florida, that means a long weekend is enough.

## Whales, season and rent

From January to March the bay hosts humpback whales and occupancy rises; the rest of the year Samaná lives on quieter tourism and repeat visitors. To invest in rentals, understand that calendar before choosing an area.

## Closing costs and taxes when you buy in Samaná

Plan for closing costs of roughly 4% to 5% of the price: the 3% transfer tax, legal fees of about 1% to 1.5%, and notary and registry fees. The transfer tax is charged on the higher of the DGII’s valuation and the price in the deed, and it does not apply when you buy directly from the developer of a project approved under [the CONFOTUR law](https://ilkaniabaezrealestate.com/insights/confotur-law-dominican-republic-tax-benefits); a resale always pays it. After closing, the annual property tax (IPI) is 1% of the assessed value of your Dominican real estate above an exempt amount, RD$10,695,494 for 2026. The full process is in my [guide to buying property in the Dominican Republic](https://ilkaniabaezrealestate.com/insights/how-to-buy-property-in-the-dominican-republic).

## How to buy well in Samaná

- Title verified by a local attorney and a reviewed contract.
- Access, water and electricity confirmed for properties outside developments.
- Rental analysis with the peninsula’s real calendar.
- An in-person visit: in Samaná, the place decides.

## Living in Samaná year-round

Samaná is the choice of those who want to live by the sea, not just vacation: markets, basic services, an international community in Las Terrenas and nature that never runs out. Know the rainy season, the availability of services in each area and the distance to medical centers before deciding where to buy.

## Land for sale in Samaná: what to check first

The peninsula still has view lots that no longer exist in other destinations. Buying land requires verifying title, survey, access and utilities before paying, and a local builder with proven work. I guide the land purchase and connect you with professionals I already know.

## What it costs to maintain a villa in Samaná

Less than Punta Cana in community fees when the property is outside a development, and more in garden and humidity maintenance. Pool, generator or backup power, internet and security are part of the realistic budget we prepare before buying.

## Frequently asked questions

### Can a U.S. citizen buy property in Samaná?

Yes. Foreigners can own property in the Dominican Republic in their own name, with the same rights as a Dominican citizen and no residency or company required. What you do need is a local attorney to verify the certificate of title and review the contract before any deposit.

### Are there villas for sale in Puerto Bahía?

Yes. Right now I have a [furnished two-bedroom villa with a private pool and bay views at Puerto Bahía, listed at US$435,900](https://ilkaniabaezrealestate.com/dominican-republic-real-estate/samana-real-estate/puerto-bahia-villa-for-sale). The community combines villas, condos and marina slips, and inventory changes often: tell me what you are looking for and I’ll send what is available with real photos.

### Are there condos and apartments for sale in Samaná?

Yes, mostly in Las Terrenas, where the international community and the rental demand are, and inside Puerto Bahía. Tell me your budget and how you will use the property, and I will send what is available with real photos and the community rules.

### Is Samaná better than Punta Cana?

It depends on what you want. Punta Cana has more direct flights, more new inventory and steadier vacation-rental occupancy; Samaná has more nature, quieter beaches, a marina and lower density. For a home you will use yourself, many buyers prefer Samaná; for maximum rental occupancy, Punta Cana usually wins.

### What are the downsides of buying property in Samaná?

A more seasonal rental market, slower resale than in Punta Cana, hospitals and specialized services farther away outside Las Terrenas and Santa Bárbara, and land outside developments where access, water, power and title must be checked one by one. None of these is a reason not to buy; they are reasons to buy with an attorney and a visit.

### Is Samaná a good vacation-rental investment?

It is a strongly seasonal investment with returning guests. It performs well for owners who combine personal use with rent; less than Punta Cana for those seeking maximum year-round occupancy.

### Do you help buyers in Las Terrenas?

Yes. It is the area with the largest international market on the peninsula: condos and villas near the beach, restaurants and an established European community. It has its own page, [Las Terrenas real estate](https://ilkaniabaezrealestate.com/dominican-republic-real-estate/las-terrenas-real-estate), with its beaches, prices and what to check.

### Is Samaná safe to live in?

It is a quiet peninsula with established international communities. As anywhere, the exact location and the community matter; I take you to see them before you decide.

### Are there medical services nearby?

There are medical centers in Las Terrenas and Santa Bárbara de Samaná; for specialized care, Santo Domingo is a couple of hours away by highway. It is a factor we review according to your needs.
